Careina Williams
Founder, Managing Partner & CIO
Careina Williams is the Founder and Managing Partner of Caro Investors. She has over two decades of real estate investment/finance experience. Caro Investors is an investment management firm domiciled in Maryland. The firm’s flagship product, Caro Investors’ Real Estate Credit Fund, L.P. (“Fund”) currently intends to deploy capital into middle-market private debt investments with underlying commercial real estate exposure in product types and markets that Caro believes to be more resilient including multifamily, industrial, and investment-grade quality retail. Careina will also serve as the Portfolio Manager and CIO for the Fund. <br/><br/> Careina most recently served as a Managing Director and Portfolio Manager of Sundance Bay Debt Opportunity Fund, which aggregated $139.0M in capital commitments and invested $82.0M, prior to exiting to form Caro Investors. Previously, Careina served as COO of a small, short opportunistic equity hedge fund and Principal of Acquisitions and Asset Management at Artemis Real Estate Partners. At Artemis, she contributed significantly to helping grow the core plus emerging manager business from $300M to over $1BN, with three institutional pension fund clients and 27 managers, in addition to serving on the Investment Committee. Prior to Artemis, Careina served as Principal at Capri Capital Partners, LLC, where she was responsible for origination, investment structuring, and asset management of equity and structured finance investments. Careina also worked for Goldman Sachs within the Investment Banking Division and at Bertelsmann Music Group. <br/><br/> Careina graduated with honors from Harvard University (A.B. Economics) and has an M.B.A. from Harvard Business School. She is a member of Urban Land Institute – Silver Retail Counsel. Careina is an Independent Member of CareTrust REIT (NYSE: CTRE) Board of Directors, where she Chairs the Audit Committee and serves as Chair of the Investment & Endowment Committee for the United Church of Christ national denomination.
Alex Seaman
Chief of Staff, Investor Relations
Alex oversees firm administration and leads investor relations at Caro. She serves as a key liaison for investors, coordinating investor meetings and conferences, managing follow-ups, maintaining the CRM system and IR tools, overseeing the virtual data room, organizing advisory committee meetings, and creating marketing materials. She plays a significant role in completing investment and operational DDQs and RFPs. <br><br> Alex also supports critical management company functions, including website and PR, management company accounting and expenses, vendor management, the summer internship program, employee onboarding, team-building coordination, and HR support. She coordinates the firm’s advisory board and works closely with the Founder to manage investor communications and deliverables. Additionally, she oversees Caro’s involvement with key industry associations such as NAA, NASP, NMHC, ULI, and NAIC. <br><br> She has over 16 years of experience in the real estate industry as an appraisal analyst. Prior to her role at Caro Investors, Alex worked with the Founder at Sundance Bay. Alex has volunteered with Calvary Lutheran Church and School, City Union Mission, and participated in Hurricane Katrina cleanup efforts. She also dedicates her time to supporting the military community, organizing events and programs that help military families navigate unique challenges and build resilience.
Kevin Murphy
Senior Vice President, Investments
Kevin Murphy is Senior Vice President, Investments for Caro Investors. Kevin will lead originations and investment execution of senior, structured, and distressed debt transactions on primarily multifamily, industrial, and retail collateral types throughout the United States. He will also support asset management of the portfolio as it builds and serve as the hiring manager for the junior investment team. Kevin serves as a member of the Investment Committee. <br><br> Kevin has 18 years of real estate credit and equity experience and over the last decade, has been involved in transactions totaling $12.5B. Most recently Kevin served as Senior Vice President, Structured Investments Group at FCP (Federal Capital Partners), a privately held real estate investment company that has invested in or financed more than$12.9B in assets since 1999. At FCP, Kevin launched the subordinate debt platform, led national sourcing efforts, and closed $330M or 19 preferred equity investments and executed on 5 Freddie Mac K-Series B-piece pools totaling $273M of equity. He also chaired the Recruiting and Development Committee for FCP. Previously, Kevin served as VP, Investments at Clarion Partners, wherein he closed 21 equity and credit investments on $1.9B of real estate assets and evaluated $10.7B in opportunities across asset types and risk profiles. Prior to Clarion, Kevin served as an Acquisitions Manager at Monument Realty wherein he underwrote development opportunities throughout the Washington DC area. Kevin began his career at GE Real Estate as a Senior Financial Analyst and Underwriter, where he contributed to 45 national and international portfolio transactions underwriting commercial real estate properties valued at $11.5 billion, across asset types and national markets, for both equity and debt financing. <br><br> Kevin has a B.B.A. from the University of Notre Dame, Magna Cum Laude wherein he majored in Finance and Computer Applications. He holds an M.B.A. from Northwestern University's Kellogg School. Kevin is a member of National Multifamily Housing Council (NMHC) and Urban Land Institute (ULI).
Matt Holmes
Senior Vice President, Operations and Investments
Matt Holmes is Senior Vice President, Operations and Investments for Caro Investors. He leads all operations, including accounting, reporting, valuation, and compliance functions. Matt serves as a member of the Investment Committee, with a focus on risk and portfolio / cash management; he will augment investment sourcing, particularly with west coast relationships. Lastly, Matt serves as Caro’s Chief Compliance Officer. <br><br> Over two decades, Matt Holmes has been involved in transactions totaling $4.7B, asset managed $3.2B, and portfolio managed $13.2B. Most recently he served as co-founder and managing partner of Rampart Ridge, an investment and advisory firm that was active across an array of differentiated investment theses and completed strategy consulting engagements for PropTech and venture capital firms. Previously, Matt served as VP of Investments and ‘right hand’ to the CIO of Kilroy Realty (NYSE: KRC), wherein he covered the Bay Area and Seattle markets for office & mixed-use (existing & development). Under the CIO, Matt oversaw portfolio management across KRC’s $10B west coast portfolio. Prior to his tenure at KRC, Matt served as Director of Investments and a direct report to the CIO of Carmel Partners (“CP”). Matt was integral to the acquisition of four CMBS B-pieces ($450M face value) and oversaw $1.5B in multi-housing transactions. He contributed significantly to the design and implementation of CP’s portfolio management processes. Prior to his tenure at Carmel Partners, Matt served as a Senior Associate on CBRE’s Northern CA institutional multi-housing team led by Bill Huberty. Matt began his career solving optimization problems for NASA as a Mathematical Analyst at Micro Analysis & Design. <br><br> Matt graduated from St. Olaf College Cum Laude with Distinction in Mathematics (Concentration in Statistics). He holds an M.B.A. from Northwestern University's Kellogg School where he was a Frechette Scholar and spent a term studying Macroeconomics at INSEAD.
